Is Your Fire Pump Starting by Itself? Your Underground Fire Line May Be Leaking

A leak on a buried fire-fighting main is one of the most common faults we find in commercial buildings in Qatar. It is also one of the most ignored. The water disappears into the sand, nobody sees a puddle, and the system keeps "working" until the day it is needed.

This post explains the warning signs, why these leaks happen, and how they can be found without breaking up roads, landscaping or car parks.

5 signs of a leak on your fire-fighting line

  1. The jockey pump starts and stops too often. The jockey pump keeps the system pressurized. If it cycles every few minutes, water is escaping somewhere.
  2. System pressure drops overnight. Isolate the system, note the gauge reading in the evening, and check again in the morning. A steady drop points to a leak.
  3. The fire water tank level falls with no fire use. If the tank keeps topping up, the water is going somewhere.
  4. Wet or sinking ground near hydrants, valve chambers or along the pipe route. In Qatar's heat, a patch that stays damp is a strong clue.
  5. A failed civil defence inspection due to low pressure or flow at hydrants.

Why underground fire lines leak

  • Corrosion of steel pipes and joints, made worse by salty soil and groundwater
  • Ground movement and heavy vehicle loads over the pipe route
  • Poor joints or damaged pipe from the original installation
  • Old valves and hydrant bases that have never been serviced
  • Damage from later works, such as new cabling or landscaping

Why a small leak is a big problem

  • Life safety: Hydrants and sprinklers may not deliver the pressure needed in a real fire.
  • Compliance: A system that cannot hold pressure is a QCDD inspection risk.
  • Cost: Constant pump running wears out pumps and wastes water and electricity.
  • Damage: Escaping water washes away the soil under slabs, roads and foundations.

How we find the leak without digging up the site

QATCO uses non-destructive methods to pinpoint the leak to a small area. Usually only one small excavation is needed for the repair.

  • Pressure testing by section to confirm which part of the network is losing water
  • Acoustic leak detection with ground microphones that pick up the sound of escaping water
  • Tracer gas for difficult or quiet leaks, where a safe gas is fed into the line and detected at the surface
  • Pipe locating to map the exact route when drawings are missing or wrong

You get a short report with the leak location marked, photos and our repair recommendation. Learn more about our underground leak detection service and leak repair.

When to call a specialist

Call us if your jockey pump is cycling, your pressure won't hold, or your inspection is coming up and you're not sure the system will pass. It costs far less to find a leak early than to dig blind.

QATCO is a QCDD-certified company working on commercial buildings, towers, malls, hotels and industrial sites across Qatar. WhatsApp or call +974 3321 1099 to book a site visit.
