ACMV Maintenance Checklist: Keep Your Building Cool Through the Qatar Summer
In Qatar, air conditioning runs almost all year, and in summer it runs flat out in 45°C+ heat and dust. A building's ACMV system (Air Conditioning and Mechanical Ventilation) is usually its biggest energy user, and its most expensive system to fix when it fails.
Most breakdowns come from basic maintenance being skipped. Here's a practical checklist facility managers can use.
Monthly
- Clean or replace AHU and FCU filters (more often after dust storms)
- Check condensate drain pans and lines for blockages and leaks
- Check fan belts for wear and tension
- Listen for unusual noise or vibration from fans, motors and pumps
- Record chiller and AHU temperatures and pressures in a log
- Check thermostats and BMS alarms
Quarterly
- Clean AHU and FCU coils
- Inspect and clean condenser coils on air-cooled chillers and DX units
- Check electrical connections and motor current
- Lubricate bearings where required
- Test chilled water pumps and check for seal leaks
- Check fresh air intakes and dampers are clear and moving freely
Yearly
- Full chiller service by a qualified technician
- Chilled water quality test and treatment
- Duct inspection, and cleaning where needed
- Check insulation on chilled water pipes and ducts
- Test smoke extract and stair pressurization fans with the fire alarm
- Review energy use against last year and re-balance (TAB) if comfort or bills have changed
The best time to service is before summer
March and April are the best months for a full ACMV service in Qatar. Problems found then are fixed before the peak load hits in June to September, when spare parts and technicians are both in short supply.
